So, house probably going up for sale in a couple of weeks.. Do I take
the estate agents recommendation of their more expensive HIP service
"because they're better than the others", or do I randomly pick one of
many "cheap HIPs here" that google returns?
As far as I can tell there's a minimum level required for the HIP and
I'm not sure what another 100 quid thrown at this can achieve?

If you use a HIP provider, you'll own the HIP, so can use it with any
agent or if you advertise the house privately. If you buy it from the
estate agent, they probably won't let you use it if they turn out to be
shite & you want to switch.
